- The second floor bedroom is spacious and luxurious, with a memory-foam king mattress that will make it a challenge to get out of bed in the morning. The daybed offers a comfortable spot to read... and doubles as a twin bed to sleep an additional guest. There's a ceiling fan and blackout shades to help you get a perfect night's sleep; and there's a vanity/desk, closet space with hangers, and luggage racks. The living room couch opens into a queen sofa bed to sleep an additional 2 people.

What time is check-in and check-out?
Standard check-in time is 4:00 PM or later, and check-out is 11:00 AM. In some cases it may be possible to arrange in advance for earlier check-in or later check-out for an additional fee.
What is the pet policy?
We welcome up to 2 well-behaved, housebroken dogs per stay for $25/night per dog. Please let us know before your stay so we can add the fee to your reservation ahead of check-in.
Dogs must be non-aggressive and not prone to repeated, unprovoked barking. (Indoor piddle pads are not allowed.) Pets must stay leashed outdoors and use the sidewalk or grassy areas close to the carriage house for bathroom breaks. All waste must be picked up immediately and disposed of in outdoor trash bins. Furniture must stay pet-free unless covered with linens you bring.
We cannot accommodate cats, birds, reptiles, rodents, or other animals—humans and dogs only. If you have a special circumstance, please reach out before booking.
What is the cancellation policy?
Is there a security deposit?
As part of our effort to help you relax and enjoy your stay, we do not charge a security deposit. Instead, we have partnered with Safely.com to provide you with damage protection for peace of mind coverage during your stay. The cost of this protection has been included in your rental rate and fees. The damage protection plan provides you with $1500 – $10,000 of coverage (depending on the property booked) for accidental damage to contents and/or property that may take place during your stay and is reported prior to checkout. Damage in excess of that amount, as well as unreported damage and/or damage excluded from the Terms of the protection provided, will be your responsibility.
What are the check-out procedures?
All we ask is that used towels are left in the bathroom, dishes are washed, and trash is placed in the outdoor bins. Leave things tidied up, turn off the lights, and lock the door! That’s it!
What are the House Rules?
We want every guest to have a great experience. These house rules help us keep things safe, respectful, and running smoothly. Failure to follow them may result in extra charges—or, in rare cases, early termination of your stay without a refund.
📝 Rental Agreement
Please sign the digital agreement within 48 hours of booking—or right away if you’re arriving within 5 days. If it isn’t signed, your stay may be canceled as a guest-initiated cancellation under the agreed policy.
🏡 Be Thoughtful
Treat the home like it belongs to your favorite aunt and uncle. Clean up after yourself, and leave things as you found them.
🚫 No Shenanigans
No drugs, illegal activity, unregistered guests, or parties. Breaking this rule may result in immediate cancellation with no refund. Let’s not go there.
🚭 No Smoking or Vaping
Smoking or vaping is permitted only off-property—on the sidewalk or beyond—never indoors or in the parking lot.
🏘️ Be a Good Neighbor
Keep noise down after dark and save the party vibes for Broadway. Nashville's quiet hours are 11 pm to 7 am.
🐾 Be a Responsible Pet Owner
Up to 2 well-behaved, potty-trained dogs are welcome for $25 each per night—just let us know in advance. Please clean up after your pup and keep furniture pet-free unless covered with your own linens. No other animals allowed.
💁🏻♀️ Guests Count + Age Requirement
The primary guest must be 21+, stay the entire time, and take responsibility for the stay. Rate includes 2 guests; extras (up to 5 total) are $20/night and must be confirmed 24 hours before arrival. Max occupancy is firm at 5, and only those listed on the reservation are allowed on the property. No additional visitors for any length of time. Middle TN residents must request approval before booking or are subject to cancellation. Families and kids are welcome, but the home is not child-proofed.

Planning to decorate? Please use wall-safe tape only, and remove all decorations before checkout. Any damage to walls, ceilings, or paint will be charged to the guest.

For your safety and ours, there are 3 active recording security cameras on the rear of the office we share the parking lot with, that capture the parking and rental exterior only.

Accidents happen. Let us know right away if something breaks or gets damaged so we can take care of it quickly. We appreciate your honesty.
🧰 Maintenance and Repairs
We’ll handle repairs as quickly as possible. If something can’t be restored to livable standards (as determined by us), we’ll do our best to relocate you or refund unused nights. However, we’re not responsible for covering alternate accommodations.

We’re not responsible for accidents, injuries, illnesses, or lost items. Guests accept all risk during their stay and are liable for any damage they cause.

What else should I know before booking?
Our nightly rate covers 1-3 guests. Additional guests (up to 5 total) are charged at $20 per person per night. Accurate headcount must be confirmed no later than 24 hours prior to arrival. Our max occupancy is firm and we cannot accommodate groups larger than 5. We welcome potty-trained, well-behaved dogs, up to 2 dogs per stay, for a fee of $25 per night per dog. Dogs must remain on-leash at all times outside the rental. Please let us know ahead of time if you plan to bring pets. (More details in House Rules.) Guests are required to sign a digital rental agreement within 48 hours (or ASAP if you’re arriving in the next 5 days). Failure to do so may lead to guest-initiated cancellation under the agreed policy. Standard check-in is 4 PM or later, with check-out at 11 AM. In some cases it may be possible to arrange for earlier check-in or later check-out for an additional fee. For added convenience to our guests, there is an Alexa-enabled bluetooth speaker in the living room. For your safety and ours, three cameras are actively recording on the rear of the office we share the parking lot with, that capture the parking and rental exterior only. We are fully permitted and abide by all local and state regulations governing short-term rentals.
