Our three Hillsboro Village properties sit side by side on Portland Ave — quiet residential block, but Pancake Pantry, Fido, Frothy Monkey, and Jeni's Ice Cream are all a five-minute walk.

The neighborhood that photographs well. Hillsboro Village is a 1920s streetcar suburb turned Nashville’s most-loved walkable strip: few tree-lined blocks of independent shops, coffee, restaurants, and the historic Belcourt Theatre, all wedged between Vanderbilt University and Belmont. This is the Nashville that gets used in magazine spreads.

The 21st Avenue restaurants everyone knows and loves. Pancake Pantry has had a line out the door since 1961. Fido is the beloved coffee-and-full-menu institution in the neighborhood. Jeni’s for ice cream, Hopdoddy for burgers, Biscuit Love a short walk over. International Market (Thai lunch counter on Belmont Blvd) landed on the MICHELIN Guide’s 2025 Recommended list.

Boutiques and shopping locals actually browse. The 21st Ave strip is lined with independent retailers — Hester & Cook, Impeccable Pig, Molly Green, Peacock Jewelers, Posh Boutique, Spice & Tea Exchange, Wilder, A Village of Flowers. Easily browse-on-foot.

Steps from Vanderbilt, Belmont, and Vanderbilt Medical Center. All three Hillsboro Village rentals sit within an easy walk of Vanderbilt University, Belmont University, and Vanderbilt University Medical Center — the largest academic medical center in the Mid-South, home to Monroe Carell Jr. Children’s Hospital. Whether you’re here for a campus tour, a graduation, admissions weekend, a football game, or a Vanderbilt Medical Center appointment — you’re basically already there when you wake up.

The Belcourt Theatre has anchored the Village since 1925. Built as the Hillsboro Theatre, home to the Grand Ole Opry from 1934 to 1936, now a nonprofit indie-repertory cinema (renovated and reopened 2016). If you’re staying in the Village, walking to a Belcourt screening is one of the best things you can do on a slow night.

You don’t need a car. Everything you’ll actually do in Hillsboro Village is within a few walkable blocks — coffee, breakfast, a movie at the Belcourt, an afternoon of shopping, dinner, a nightcap. Walk Score puts Hillsboro-West End at 65, ranked 15th of all Nashville neighborhoods. Uber and Lyft coverage in Midtown is fast; WeGo Route 7 runs down Hillsboro Pike; both Vanderbilt and Belmont campuses are on foot.

Close to downtown, Music Row, and everywhere else. Hillsboro Village sits about 3 miles from downtown Broadway (10–15 minutes by car or rideshare). Music Row is directly adjacent and walkable from our rentals. BNA Airport is ~15 minutes; The Grand Ole Opry is 20 minutes; the Nashville Farmers’ Market and Centennial Park are both under 10 minutes.

Every property welcomes dogs. All three Hillsboro Village rentals are pet-friendly and each includes dedicated on-site parking — no hunting for a street spot with a dog waiting in the car. Fido has been Nashville’s original dog-welcome patio for decades. St. Bernard Park and Fannie Mae Dees Park (which also has a dog park area!) are close by.
