Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $50.00 taxable cancellation fee) will be refunded if the cancellation is made more than 21 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $50.00 taxable cancellation fee) will be refunded if the cancellation is made more than 10 days prior to the arrival date of the reservation. For cancellations made within 10 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 72 hours away at time of booking..

TAKE NOTE Our nightly rate covers 2 guests or less. Additional guests (up to our max occupancy of 4 guests total) are charged at $20 per person per night. Accurate headcount must be confirmed no later than 24 hours prior to arrival. Our max occupancy is firm and we cannot accommodate groups larger than 4. We welcome potty-trained, well-behaved dogs, up to 2 dogs per stay, for a fee of $25 each per night. Please let us know ahead of arrival if you plan to bring pets. (More details in House Rules.) Guests are required to sign a digital rental agreement within 48 hours (or ASAP if you’re arriving in the next 5 days). Failure to do so may lead to guest-initiated cancellation under the agreed policy. Standard check-in is 4 PM or later, with check-out at 11 AM. In some cases it may be possible to arrange for earlier check-in or later check-out for an additional fee. The guest house is located above the garage, so climbing steps is required. For your safety and ours, three cameras are actively recording: one in the driveway, one in the dog run, and a doorbell cam at your entry. A major neighborhood glow-up is in progress! Your nighttime peace won’t be affected (Nashville limits work hours), but you may notice some daytime construction and the area will look a little less polished while the magic happens. Think of it as visiting mid-makeover — and a great excuse to come back and see the finished product! We are fully permitted and abide by all local and state regulations governing short-term rentals.
